What data does the Deal Analyzer return?
Each lookup returns the property's equity tier classification (Free & Clear, High Equity, Moderate, Low, or Underwater), LTV percentage, estimated equity, market value, loan balance, mortgage details (lender, type, origination date, term, due date), owner name, occupancy status, assessed value, and annual taxes. All data comes from ATTOM property records — not estimates.
How accurate is the equity tier classification?
The classification uses the same LTV-based methodology as our full lead pipeline, sourced from county recorder and assessor data via ATTOM. Market values come from the most recent county assessment, and mortgage balances reflect the most recent recorded lien. Accuracy depends on how recently the county updated records — most are within 6-12 months. Each result includes a confidence score so you know how complete the data is.
What does the LTV percentage mean for my offer?
Loan-to-value (LTV) ratio tells you what percentage of the property's value is still owed. Low LTV (under 50%) means high equity — the seller has room to negotiate seller financing or a traditional wholesale deal. High LTV (over 80%) means the seller owes most of the property's value — a subject-to structure may be the only viable path.
